Overview

Every Pretetensi project follows a structured sequence from first meeting to final specification issue. The phases below apply to full design contracts; smaller consultations cover only the initial stages. Transparency about timing and deliverables helps clients coordinate contractors and financing without guesswork.

Typical residential projects run twelve to twenty weeks from contract signing to specification delivery, depending on scope and revision rounds. Commercial workspaces may extend to twenty-four weeks when acoustic testing or signage permitting is required.

Phase 1 — Discovery

We meet at your property or our studio to review the brief, take key measurements, and photograph existing conditions. You share inspiration images, budget boundaries, and any fixed deadlines such as lease start dates or family move-in windows.

Within five working days we issue a written proposal confirming scope, fee, payment schedule, and estimated programme. Signing the contract and paying the first instalment formally opens the project file.

Phase 2 — Concept

We develop layout options at scale, preliminary material directions, and lighting sketches. A concept presentation includes printed boards and digital PDFs you can share with household members or business partners before feedback.

One structured revision round is included; further changes beyond agreed scope are billed at 220 PLN per hour. Concept approval unlocks technical design work — dimensions, services coordination, and joinery details.

Phase 3 — Technical design

Approved concepts become construction-ready drawings: demolition plans, electrical layouts, RCP sections, tile layouts, and custom furniture details. We liaise with your structural engineer or MEP contractor when load-bearing changes or new circuits are involved.

Technical packages are issued as layered PDF sets and, where helpful, DWG files for trades. A second payment instalment is due at this milestone before specification finalisation begins.

Phase 4 — Specification

Every specified item receives a line entry: supplier, article code, finish, quantity, and room location. We note lead times and flag items that must be ordered early to avoid delaying the build programme.

The final specification document is the authoritative reference for contractors and procurement. Delivery triggers the last payment instalment and concludes the standard design contract unless site supervision has been added.

Phase 5 — Site supervision & hourly support

Clients who select supervision receive scheduled visits aligned to build milestones. We answer trade queries on site, photograph progress against drawings, and log snagging items before finishes are sealed. Supervision visits are half-day blocks at 890 PLN within Szczecin with a written report within forty-eight hours.
